🏠 Who’s affected
The Act mainly covers assured and assured shorthold tenancies.
Good news: purpose-built student accommodation and many resident-landlord setups are due to be excluded — but shared houses (HMOs) may still be effected.
📅 When it starts
Some changes take effect shortly after Royal Assent, with others phased in over time.
Key implementation dates begin from 1 May 2026, so timing matters when preparing new contracts and planning your marketing cycle.
📑 Existing tenancies
Fixed-term ASTs (common for students) will automatically convert to periodic tenancies — meaning student tenants can stay rolling month-to-month.
💷 Rent rules
- “Proposed rent” must be advertised — no bidding wars.
- No advance rent before tenancy starts.
- Rent increases only via a Section 13 notice.
🐾 Other key changes
- Tenants can request pets (reasonable refusals only).
- Tenants may give 2 months’ notice to leave — even mid-year.
